The NJ PAS-1 Application is a combined application for seniors to apply for property tax relief programs. If you are a senior struggling with your property taxes, it’s important to understand what programs are available!


ANCHOR Program

ANCHOR (Affordable New Jersey Communities for Homeowners and Renters): 

You are eligible if:

  • You were a New Jersey resident, and

  • You owned/rented and occupied a home in New Jersey that was your principal residence (main home) on October 1, 2024; and

  • Your 2024 New Jersey gross income was not more than $250,000 for homeowners and $150,000 for renters. 


Senior Freeze (Property Tax Reimbursement)

The Senior Freeze program reimburses eligible seniors and disabled residents for property tax increases on their principal residence. 

  • You or your spouse were 65 or older on December 31, 2023; or receiving federal Social Security disability payments on or before December 31, 2023.

  • You owned and lived in your home or mobile/modular home since December 31, 2021, or earlier

  • Income Limits:

    • 2023 — $163,050 or less; and

    • 2024 — $168,268 or less


StayNJ

Stay NJ is a property tax relief program to cut seniors' property taxes in half (up to $6500). The income limit is $500,000.
