VIDEO: Senator Moriarty speaks about his new law which will cut most Senior property taxes in half!





Senator Moriarty sponsored the biggest property tax relief for seniors: STAY NJ. Many seniors wonder if this program will still take effect in 2026, the short answer is YES!


This program will help senior citizens remain in New Jersey, eligible seniors will have their quarterly property taxes cut in half (50%) and up to $6,500 a year. The following are the eligibility requirements: 


  • Individuals who are 65 or older and a homeowner as of July 1, 2024;

  • Your annual income is less than $500,000.


The Division of Taxation will mail a combined application for STAY NJ, Senior Freeze, and ANCHOR by 2025.

The state will decide which program provides the greatest benefit for homeowners: STAY NJ OR Senior Freeze + ANCHOR. The STAYNJ tax credit will be directly applied to your quarterly property taxes starting in January 2026.
